Step by Step Guide to Letting Your Property

Deposit Information

Any tenants who enter an Assured Shorthold Tenancy, must have their deposit protected in a registered scheme.

If you opt for our fully managed service, DCR takes care of this process for you. We have used the Deposit Protection Service for many years, and this scheme ensures both landlords and tenants are looked after. Should there be any dispute regarding deposit returns, this third-party service is excellent at reviewing evidence submitted from both parties to agree a suitable, timely response.

Legal Requirements

Below you will find a list (not exhaustive but a guide) of legal requirements that must be considered when choosing to rent your property.

  1.  Energy Performance Certificate (EPC) – This is a mandatory document for buildings in the UK to show their energy efficiency. We must have a copy of this certificate prior to renting your property and we provide this document to tenants prior to their tenancy starting. If you opt for our fully managed service, we can organise this for you.
  2.  Gas Safety Certificate (CP12) – If your property is connected to a mains gas supply, you must arrange an annual inspection with a Gas Safe Registered Engineer to check all gas appliances, flues, and fittings to ensure they are safe and meet regulations. You will be provided with a legal document confirming the property is ‘Gas Safe.’ Again, with our fully managed service, this can be arranged for you.
  3.  Electrical Installation Condition Report (EICR) – This is an official document issued by a qualified electrician after an inspection of a building’s electrical installation, confirming that it is safe and complies with standards. This report is legally required for landlords in England every five years and is recommended for homeowners every ten years. It assesses the safety and condition of the wiring, electrical panel, sockets, switches, and identifies potentially dangerous faults.
