We have been sourcing property for over 15 years for ourselves and other investors. As an investor you have your own goals from your property journey and it is our job to help you fulfil them. We operate in the North East of England but often our investors are based in other areas of the UK or abroad, who are looking to take advantage of the fantastic returns our area has to offer. We work with clients in Australia, America, Hong Kong, Dubai and all over Europe as well as those based closer to home.
Our properties come from a number of different sources, some are listed on our own sales department or will be on the open market with other estate agents and some will be off market transactions with other clients of ours throughout out substantial network.
Our fees are as low as £1,000 + VAT if we are retained as the management agent for any property we source!
Often properties purchased as an investment require substantial refurbishment. Whilst we do not employ our own trades we will act as project managers throughout the process to ensure works are completed to budget and on time. Our trades range from small contractors who carry out day to day repairs on our managed portfolio to large corporations who have completed multi million pound building projects for us. As an example we have just completed a £1m conversion of a grade 2 listed building into 12 apartments and are currently working on a £3m conversion of another grade 2 listed building into 8 luxury homes.
We are also able to take on refurbishment projects on properties we have not sourced, having just completed a £7,000 refurbishment of a 2 bedroom Tyneside flat for a new landlord who’s property had fallen into disrepair after being let to a tenant for a number of years.
We manage properties in the Tyne and Wear area and beyond for some of our larger investors, for us this is one of the most important aspects of what we do. If a portfolio is poorly managed one small problem can quickly escalate. We are on hand 24 hours a day 7 days per week for tenants in the properties and can ensure any manner of issues are dealt with quickly and efficiently. Because our management covers both properties owned by ourselves and by investors we have a far better understanding of how a problem will impact a landlord and their cash flow, our aim is to minimise disruption and historically our portfolio has run at over 95% occupancy.
