Tenants


Current Tenant Fees (Ending 31st May 2019 in line with new Government Regulations)

Standard Fees – Holding/Admin Fee (*non refundable, subject to terms and conditions)

Half a months rent plus vat

Student Fees – £75.00 + vat

Properties with zero reservations/no admin fee – Applicants will be charged £175.00 per property, the fee once references have passed as an ‘accept’ then this will be offset against the first months rent.  This applies to properties with 3 Bedrooms or less.

Properties with zero reservations/no admin fee – Applicants will be charged £175.00 per person, the fee once references have passed as an ‘accept’ then this will be offset against the first months rent.  This applies to properties with 4 Bedrooms or more.

Exceptions to the above fees: This can apply to any property but fees will be advertised and displayed correctly on all of our advertising platforms.

Additional Inspections – £25.00 + vat.  These are for inspections that are organised above and beyond normal periodic and check out inspections.  The cost will be charged to the tenant if DCR or any of its employees believes there is an issue within the property.

Equivalent to 1 weeks rent plus vat.

Terms and Conditions

This is fully refundable or will be used on completion of successful references to offset against the first months rent.
The holding fee will be returned if the Landlord does not approve the tenancy and application but the applicant/Guarantors documentation, references and Right to Rent documents have been provided within 15 days.

This fee will not be refunded if:

  • Applicants Fail to provide their own references (Landlord and Employment) and a credit check for Daniel Craig Residential to Review and approve.
  • References, application forms for Applicants and Guarantors were not completed within the 15 day deadline date. An extension of this deadline can only be approved by the discretion of Daniel Craig Residential.
  • The 15 days commences from the day they pay the Holding Fee.
  • The applicant or Guarantor has been dishonest and either party has provided inaccurate/false Information.
  • The applicant or Guarantor has not provided the supporting documentation for Right to Rent checks.
  • Change of Tenancy – At the request of the current Tenants – £50.00 + vat
  • Change of Tenancy – To allow a pet – £50.00 + vat
  • Early Termination – £100.00 + vat per person. Only with the written agreement of the Landlord.
  • Missed Call out Fees – Tenants will be charged the cost of the tradesman to visit the property based on their basic call out charge (differs from tradesman to tradesman) if the tenant is not available to allow access when this has been confirmed with the said Tradesman or arranged with DCR direct.
  • Additional Inspection – £25.00 + vat – additional inspections above and beyond the normal periodic and check out inspections will be charged to the tenant if DCR and any of its employees believe there is an issue with the property caused by the tenant that needs addressing.
  • End of Tenancy Repairs/Damages – subject to reports / findings from the final inspection as well as trades quotes. See list below, this is not an exhaustive list but represent some of the costs that can be incurred at the end of the tenancy.

Rental Process

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. We have a very comprehensive match facility which will take into account area, budget and specific requirements. We will then point you in the right direction of properties that meet your requirement and we can then organise viewings with our accompanied viewer.

Properties for Families

For people who have different requirements such as gardens for children or properties which allow for the family dog. It can be very difficult organising viewings for properties whilst juggling work commitments and looking after your family. We are more than happy to book viewings outside of normal opening hours to help you, perhaps after work during the week or on a weekend. You need not come into the branch to discuss the properties either, we can send you out more details on any properties you require with detailed photographs and explanations of the accommodation so there need be no wasted time viewing a property which doesn’t meet your requirements.

Properties for Professionals

At Daniel Craig Residential we strive to find you the perfect home. Our professional lets range from cosy homes in Heaton and Jesmond to breath-taking penthouse apartments on the Baltic Quays, so, whatever type of property you desire and of course whatever your budget permits, we will use our wealth of experience to hand pick the ideal match for you.

A lot of professional tenants come to us with particular requirements, some younger couples looking to get away from the more student areas, others looking to keep themselves in the heart of the city centre and keep up that party lifestyle! Whatever your needs let us know and we will be happy to help you find that perfect home for you.

Student Properties

For our student lettings most are based on a minimum 12 month contract and can commence anytime from June through to September. For student Properties we will require a working Guarantor for each student on the Tenancy. We do also have student properties available at other times of the year as a number of courses such as nursing and fashion do start in January or other times and can be difficult to find if you don’t know where to look.
Foreign students have a more daunting time as there is everything a UK student has to deal with plus the added difficulty of dealing in a foreign language with the big culture shock. Often at times of the year when a lot of the student properties are not available or perhaps having to choose a property before arriving in the UK. We have helped a number of foreign students find their homes and are able to take the extra time needed to explain forms or take extra photographs to send over to aid in your decision.

We will guide you through every step of the process from selecting the right property, to any queries you have during your tenancy. Basically, we promise to be on hand to ensure your first year living independently is a good one!

Viewings

Viewings will be arranged at times to suit you, and you will be accompanied by a member of staff from Daniel Craig Residential who can give advice and answer any questions you may have.  If you feel it is necessary then we can arrange 02nd viewings so that you can make sure you make the right decision on choosing a property.

Reserving the property and Fees

Once you have decided on a property, you will need to reserve it by paying an Administration fee which is non refundable. If the landlord declines to grant the tenancy, it will be refunded. However the fee will be forfeited if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.  It will also be forfeited if you fail references checks through our 03rd Party Referencing Company.

References

We use a 03rd Party referencing agency who will check applicants and Guarantors on the following:

  • Employer’s Reference
  • Credit Check
  • Landlord Check
  • Fraud Check

Rents

Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs unless otherwise stated.   All rents are payable by bank standing order.

Deposit

A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Deposit Protection Scheme, The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.  The deposit is returned back to tenants at the end of the Tenancy minus any deductions for damages.  If a tenant and Landlord do not agree with the final deductions then the scheme has a 03rd party dispute scheme which will look at this subjectively and determine final deductions in an impartial manner.
