Rental Process
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. We have a very comprehensive match facility which will take into account area, budget and specific requirements. We will then point you in the right direction of properties that meet your requirement and we can then organise viewings with our accompanied viewer.
Properties for Families
For people who have different requirements such as gardens for children or properties which allow for the family dog. It can be very difficult organising viewings for properties whilst juggling work commitments and looking after your family. We are more than happy to book viewings outside of normal opening hours to help you, perhaps after work during the week or on a weekend. You need not come into the branch to discuss the properties either, we can send you out more details on any properties you require with detailed photographs and explanations of the accommodation so there need be no wasted time viewing a property which doesn’t meet your requirements.
Properties for Professionals
At Daniel Craig Residential we strive to find you the perfect home. Our professional lets range from cosy homes in Heaton and Jesmond to breath-taking penthouse apartments on the Baltic Quays, so, whatever type of property you desire and of course whatever your budget permits, we will use our wealth of experience to hand pick the ideal match for you.
A lot of professional tenants come to us with particular requirements, some younger couples looking to get away from the more student areas, others looking to keep themselves in the heart of the city centre and keep up that party lifestyle! Whatever your needs let us know and we will be happy to help you find that perfect home for you.
Student Properties
For our student lettings most are based on a minimum 12 month contract and can commence anytime from June through to September. For student Properties we will require a working Guarantor for each student on the Tenancy. We do also have student properties available at other times of the year as a number of courses such as nursing and fashion do start in January or other times and can be difficult to find if you don’t know where to look.
Foreign students have a more daunting time as there is everything a UK student has to deal with plus the added difficulty of dealing in a foreign language with the big culture shock. Often at times of the year when a lot of the student properties are not available or perhaps having to choose a property before arriving in the UK. We have helped a number of foreign students find their homes and are able to take the extra time needed to explain forms or take extra photographs to send over to aid in your decision.
We will guide you through every step of the process from selecting the right property, to any queries you have during your tenancy. Basically, we promise to be on hand to ensure your first year living independently is a good one!
Viewings
Viewings will be arranged at times to suit you, and you will be accompanied by a member of staff from Daniel Craig Residential who can give advice and answer any questions you may have. If you feel it is necessary then we can arrange 02nd viewings so that you can make sure you make the right decision on choosing a property.
Rents
Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs unless otherwise stated. All rents are payable by bank standing order.
Deposit/Damage Bond
A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Deposit Protection Scheme, The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. The deposit is returned back to tenants at the end of the Tenancy minus any deductions for damages. If a tenant and Landlord do not agree with the final deductions then the scheme has a 03rd party dispute scheme which will look at this subjectively and determine final deductions in an impartial manner.
Tenant Fees/Financials
Rent – 1 month in advance
Bond – equivalent to one month in advance
Holding Deposit – See permitted payments below (equivalent to one weeks rent)
As well as paying the rent, you may also be required to make the following permitted payments.
PERMITTED PAYMENTS PRIOR TO THE TENANCY
Before the tenancy starts payable to Daniel Craig Residential Ltd is a Holding Deposit. On payment of this the property will be taken off the market and the applicants will be subject to satisfactory references.
Cost – The financial equivalent to 1 week’s rent
ALL REFERENCES MUST BE COMPLETED BY APPLICANTS WITHIN 14 DAYS OF PAYING THE HOLDING DEPOSIT.
The holding deposit is refundable but subject to the following Terms and Conditions.
The holding deposit is non refundable if the following applies:
- (a) The applicant and or guarantor has not provided the correct paperwork and or supporting documents within 15 day of paying their Holding Deposit or any relevant person (including any guarantor(s) withdraw from the tenancy.
(b) The applicant has not paid their rent and bond within 7 days of completing successful references.
2. The applicant and or guarantor has been dishonest and either party has provided inaccurate/false or omitted information that is related to a tenancy
3. The applicant and guarantor has not provided the documentation to approve Right to Rent checks.
4. The holding fee will be returned if the Landlord does not approve an application but the applicant(s) have provided the Right to Rent documentation and references within the 15 day deadline. The holding fee will be returned within 7 days from the deadline date.
PERMITTED PAYMENTS DURING THE TENANCY
Payment of interest for the late payment of rents at a rate of 3% above the Bank of England base rate
Minimum charge of £15.00 for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with the early
termination of the tenancy.
For English properties:
Payment of £50.00 if you want to change the tenancy agreement and to cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Temination (Tenant’s Request) Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. The landlord’s re-let fee is equal to 50% of a months rent + VAT.
Reference Fees Not payable by tenants. A Reference fee of £35 inclusive of VAT is payable by the landlord or agent requesting the reference, and these costs should not be passed onto tenants.
Company Tenancy Administration Fee
(full company tenancy administration fee is required to secure a property on a non AST agreement)
50% of 1 month’s rent ex. VAT, Company Tenancy Renewal Fee £100.00 + vat
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
TENANT PROTECTION
Daniel Craig is a member of Client Money Protect which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme.
