So how do we find the right tenant for you?
Firstly we visit your property, meet with you as the landlord and find out exactly what you want from us an agency and from a prospective tenant. Often landlords are unsure as to the best tenants to aim for so here we also offer our expert opinion. We then set a rental level that you are happy with and take a number of our own marketing photos. We advertise on all the main property portals including Rightmove and Zoopla, plus a number of smaller local portals specifically designed for particular markets, students for example. We have also just launched a new website and have gone to great measures to ensure this site delivers high volumes of enquiries unique to our agency alone.
This is just the beginning however, from this point we organise all viewings with out of hours viewings through the week and at weekends. The next stage is receiving an application, we have a detailed application process which we guide the applicant through and carry out credit checks on every applicant we get. Along with the credit check we also seek references on the applicant from employers and past landlords. If there are any issues we request a guarantor (this is standard on a student property). All of the above measures are in place to ensure you are confident the person being put into your property will pay the monthly rent and look after your property.
After finding a tenant we get your approval on their application and arrange all the necessary paperwork including tenancy agreements and can also provide deposit registration and inventories. At this point we can either hand the property back for you to manage or this could just be the start of our working relationship.
We pride ourselves on providing excellent property management and most importantly keep you informed at all times. For day to day management of a property we handle everything from collecting rent to resolving maintenance issues. Some landlords are very busy and prefer to give us authorisation to carry out necessary works, others prefer to be informed very regularly and take a much more active involvement. In the beginning we get to know you as a landlord and will be in regular contact with you, as time progresses we tailor our service to suit your needs and can look after your properties with as much or as little input from you as you desire.
