Here at Daniel Craig Residential we take care of our tenants, we take care of our properties and we take care of our landlords. The services we provide are tailored entirely to your needs. Whether you want help managing your property or just want to market your property with the right agency.

We deal with all sorts of landlords whether you have one property which you used to live in yourself and need guidance through the whole process, or you’re a professional landlord with a large portfolio.

We understand that your property is exactly that – your property; so we listen to your wants and desires and work out the best way to achieve precisely what you want. You need to be sure that your investment is safe, well maintained and generates you money, after all, it is a source of income.

So how do we find the right tenant for you?

Firstly we visit your property, meet with you as the landlord and find out exactly what you want from us an agency and from a prospective tenant. Often landlords are unsure as to the best tenants to aim for so here we also offer our expert opinion. We then set a rental level that you are happy with and take a number of our own marketing photos. We advertise on all the main property portals including Rightmove and Zoopla, plus a number of smaller local portals specifically designed for particular markets, students for example. We have also just launched a new website and have gone to great measures to ensure this site delivers high volumes of enquiries unique to our agency alone.

This is just the beginning however, from this point we organise all viewings with out of hours viewings through the week and at weekends. The next stage is receiving an application, we have a detailed application process which we guide the applicant through and carry out credit checks on every applicant we get. Along with the credit check we also seek references on the applicant from employers and past landlords. If there are any issues we request a guarantor (this is standard on a student property). All of the above measures are in place to ensure you are confident the person being put into your property will pay the monthly rent and look after your property.

After finding a tenant we get your approval on their application and arrange all the necessary paperwork including tenancy agreements and can also provide deposit registration and inventories. At this point we can either hand the property back for you to manage or this could just be the start of our working relationship.

We pride ourselves on providing excellent property management and most importantly keep you informed at all times. For day to day management of a property we handle everything from collecting rent to resolving maintenance issues. Some landlords are very busy and prefer to give us authorisation to carry out necessary works, others prefer to be informed very regularly and take a much more active involvement. In the beginning we get to know you as a landlord and will be in regular contact with you, as time progresses we tailor our service to suit your needs and can look after your properties with as much or as little input from you as you desire.

Landlord Fees

Let Fee – Standard charge – Half a month’s rent plus vat with a minimum fee of £300.00 plus a minimum fee of £300.00 + vat. This can be subject to change with the prior agreement of DCR and the landlord. Agreed fees that differ to this amount can be found in the Landlords Agreement.

Management Fees – Standard charge – 10% of the monthly rental value with a minimum charge of £300.00 + vat or 12% of the monthly rental value for HMO’s. This can be subject to change with the prior agreement of DCR and the landlord. Agreed fees that differ to this amount can be found in the Landlords Agreement.

Guaranteed Rent with Rent Collection Service – This service costs is £25.00 (+ vat) per month for properties under a monthly rental income of £500.00. For properties with a rental income over this amount then the charge would be 5% of the monthly rent plus vat.

Guaranteed Rent Fees for Managed Properties
This service cost is £25.000 (+ vat) per month for properties under £1000.00. For rental properties over this amount then the charge would be 2.5% of the monthly rent plus vat.

Let only – A traditional service offered to landlords who wish to manage the day to day running of their property or portfolio themselves. Within this service we will provide a rental valuation, professional marketing photographs and advertisement on all major online portals. Viewings can be carried out buy ourselves or you as the landlord, once we have an application we will carry out full credit checks, employer, landlord references and carry out all right to rent checks in line with current legislation in order to present the applicant to you for approval. Once approved we will create a tenancy and arrange a check in appointment. At this time the tenancy will be handed over to the landlord. We do offer further services such as full inventories which are available upon request.

Fully Managed – This encompasses everything from the let only service but will also include the registration of security deposit and a full inventory carried out on our bespoke software which accurately documents the properties current condition.

During the tenancy we will be the first point of contact for your tenants 24 hours a day, 7 days per week. Rent will be collected into our client account and any arrears will be dealt with in our office. The property will be inspected regularly and we will be in constant contact with your tenants to ensure at the end of a tenancy the tenants either re-sign for another term or the property is re-advertised in time to find new tenants with minimal void periods. If they leave we cary out the check out inspection and distribution of deposit funds once any damages have been accounted for. With this service we handle everything from start to finish.

Guaranteed rent and rent collection – This allows landlords the benefit of guaranteed monthly rental income backed by an insurance policy. The rent will be paid every month to the landlord regardless of whether the tenant pays their rent or not. In the event a tenant fails to pay the rent then our affiliate will take complete care of the arears recovery and eviction process. If the property is damaged they will pay 50% of the rent for up to 3 months. Damages caused to the property, over and above the deposit then they can also provide legal expenses and service to pursue the tenant in court for these additional costs.

Guaranteed rent and full management – This encompasses all of our fully managed and guaranteed rent collection service in one comprehensive package.
